When Buying Real Estate, Who You Work With Matters (Video)

Why The Real Estate Agent You Choose Matters

Lately, I have been thinking a lot about the strategies a buyer can use to increase their chances of getting their offer accepted by a seller. If you haven’t heard we are in a low inventory real estate market. This is creating competitive offer situations on most of the homes for sale in the Spokane Area. This can be especially challenging for those not using a Conventional home loan with a significant amount of money to put down on the purchase of the home.

Last week I asked what is important to a seller when deciding which offer to accept on my personal Facebook page.

 

A few things stood out to me in the answer from the local real estate agents.

  1. A common answer from the agents was that they wanted the offer paperwork to be complete. This was shocking to me. When making an offer there are some things that are out of your control as a buyer. Having a real estate agent write a sloppy and incomplete offer shouldn’t be one of those things.
  2. Another common answer was sellers will choose offers with the least amount of risk. Some of the risk factors they mentioned were removing contingencies and a pre-approval letter from a trusted lender.

What I can say without a doubt is that it matters who you work with. Unfortunately, if you are using a non-conventional loan product which many of you may be you may be at a disadvantage in this market. Selecting a real estate agent that has experience with buyers similar to you can be a huge advantage. Now more than ever, it is important that you choose the right Realtor!
